المستخلص:

تعتبر جزيرة توتي احدى الجزر النيلية التاريخية بولاية الخرطوم، ويرجع تاريخ الاستقرار البشري فيها للقرن السادي عشر الميلادي، ويتميز العمران بها بتداخل الاستخدامات. في ظل النمو السكاني العمراني تأثرت صحة الإنسان وبيئته وإنتاجيته ورفاهية، وحتى تتضح الرؤية يمكن صياغة مشكلة الدراسة: ما هو النمط العمراني بالجزيرة؟ ماهي العوامل الجغرافية المؤثرة على استعمالات الأرض بالجزيرة؟ ما مدى مساهمة التخطيط العمراني في خلق تنمية غير نمطية بالجزيرة؟ أهمية الدراسة: تمثلت في لفت الانتباه إلى ضرورة الاهتمام بالجزر النيلية التاريخية من أجل التخطيط لقيام تنمية اقتصادية واجتماعية وبيئية متكاملة تحقيقاً لرفاهية سكانها. تجلت أهــداف الـدراســة: في السعي لتحقيق الآتي؛ تقديم روية عن الطابع العمراني التاريخي للجزر النيلية والعوامل المؤثرة في طابعه العمراني، تحليل النسيج العمراني من خلال استخدامات الأرض وعمليات التوسع العمراني وما يصاحبها من مشكلات، رصد وتحليل التغيرات الحادثة وتحديد أسبابها للوصول الى تنمية غير تقليدية في ظل ما نستخلصه من نتائج وعرض للعناصر التعميرية والخدمية والمتطلبات اللازمة للتنمية المستدامة. منهجية الدراسة تمثلت في استخدام؛ المنهج التاريخي، المنهـج الوصـفي التحليلي، المنهج الاستقرائي، المنهج الاستنباطي. توصلت الدراسة لعدة نتائج أهمها: أهمية موقع جزيرة توتي النيلية الجغرافي ومقوماتها الطبيعية في وجودها داخل الإطار الحضري وتمتعها بموصلية تسهل الوصول اليها ويجعلها عنصراً جاذباً في مجالات التنمية العمرانية والسياحية ، استخلاص أهم الخصائص والمؤثرات الجغرافية والثقافية والاقتصادية والاجتماعية التي أثرت على الهوية العمرانية للجزر التاريخية وأهم الأنماط المعمارية المميزة عليها بما تشمله من تخطيط ومباني وعناصر الجذب للأنشطة المختلفة عليها من أجل بيان القصور في توزيع تلك الاستخدامات في مخطط التنمية المستقبلية.

Abstract

Tuti Island is one of the historic Nile Islands in Khartoum State. The history of human settlement dates back to the 16th century AD, and its urbanisation is characterised by overlapping uses. In light of the growth of the urban population, human health, environment, productivity and welfare have been affected, and until the vision becomes clear, the problem of the study can be formulated: what is the urban pattern on the island? What are the geographical factors affecting land use on the island? To what extent does urban planning contribute to creating an atypical development on the island? Significance of the study: The aim was to draw attention to the need to pay attention to the historic Nile Islands in order to plan an integrated economic, social and environmental development to achieve the well-being of its inhabitants.

The objectives of the study were: In pursuit of the following; To present an account of the historical urban character of the Nile Islands and the factors affecting its urban character, to analyse the urban fabric through the land uses and urban expansion processes and the problems arising from them, to monitor and analyse the changes occurring and determine their causes to achieve unconventional development in the light of the results, we extract and present the building and service elements and the requirements of sustainable development. The methodology of the study was to use; Historical method, descriptive analytical method, inductive method, deductive method.

The study led to several results, the most important of which are the importance of the geographical location of the Nile Island of Tuti and its natural components in its presence in the urban setting and its enjoyment of connectivity that facilitates access and makes it an attractive element in the fields of urban and tourism development, extracting the most important geographical, cultural, economic and social characteristics and influences that have affected the urban identity of the historic islands and the most important patterns of urban development, and social influences that have affected the urban identity of the historic islands and the most important patterns of the distinctive architecture found there, including its planning, buildings and attractions for the different activities found there, in order to indicate the gaps in the distribution of these uses in the future development plan.
